Sketchy. Old tarp everywhere, random half eaten food on tables from folks who are slinking out of the old hotel when they see people approach. Somebody in the back yelling at the random who walked in and clearly was talking about us in their own language. Also prices are not what they seem

Great hot espresso drinks. Prices cannot be beat. The open sign doesn't work but they are definitely there. Parking is on the side street, but I think you can park at the mosque, I did.

Friendly, knowledgeable, quick service; great tasting, no frills, perfect temp coffee at an inexpensive price. I had both the Cappuccino and the Latte (on different mornings) for just under $3. The shop is between two other businesses with a small sign so it might be easy to miss the first visit, but definitely worth turning around if needed. They offer a variety of savory foods as well that looked good although my tummy wasn't up for trying them first thing in the morning. Definitely worth a stop if you are in the area.
