Car got broken into inside the parking garage. I can not get a human to talk to they hide behind the ai leasing agent. Management makes an active choice to not fix things and actually makes a choice to not send out critical resident communication in a timely manner as expected when paying this much for Rent. This was confirmed based on a conversation on 01/09/26 with the leasing office. Management likes to explain they have a lot on their plate with out any Help so safety issues and any maintenance is pushed to the side because they run out of time each day

I’d like to preface this review by saying I’ve never written a negative review about any business in my life, but after more than five years at Mezzo, I feel obligated to share how drastically things have changed. For years, Mezzo was an exceptional place to live. The previous management fostered a real sense of community and kept the building well maintained. That changed when Sail Management took over. Since then, the building has declined significantly. Maintenance issues go unresolved. Security has become a concern, with non-residents regularly entering and using common areas to sleep or use drugs. While these issues are common in any city, management has made no visible effort to address or prevent these issues. Communication is inconsistent and hostile at best. Requests are ignored or met with dismissive responses. The AI chatbot meant to assist tenants is largely useless. It sends random text messages at odd hours I was charged unexplained fees after paying rent, management did reverse the fees but it took weeks and many follow up messages. Also my security deposit was returned in full only after I threatened legal action, and it arrived nearly six weeks after move-out. Amenities are poorly maintained. Gym equipment is often broken. The coffee machine rarely works. Rent remains high, but the value is gone. Building management seems more concerned with online image than resident experience. At one point, tenants were offered gift cards in exchange for five-star reviews. Many recent glowing reviews appear to come from affiliated individuals. I suggest reading them with caution. The neighborhood is fantastic, and fortunately there are better-managed buildings nearby. Mezzo has lost the qualities that once made it a great place to live.

I have lived here for just about a year - I received my lease renewal "offer" and they raised the rent by over $50 to $1,730 a month. I was already planning on moving so I declined, however today I noticed my exact unit is now listed on the website for just $1,450 a month. Feels like they were more than willing to overcharge and take advantage of having someone already in the unit. It's difficult to get ahold of anyone. You'll constantly have to jump through hoops to get through their AI system on the phone, and if you do reach out directly via email, the management team likely won't respond. It's also definitely not a luxury apartment experience, FYI! The building and units are average at best.

We at Green And So Clean have been working with them for over a year now and they always had a inviting presence in the common areas with their tenants. What an amazing building and staff! Living across the country over the years Mezzo has been my best apartment experience. The staff is extremely kind and attentive, allowing the dog walker in during my long days at the office , quickly answering any questions and scheduling social events to get to know your neighbors. Maintenance of the building is top - notch , plowing the sidewalks quickly this snowy year , using dog friendly salt on the side walks it a huge plus, the building and community spaces are pristine. Lastly, I love my top floor Mississippi river and city view , I feel as though I have the best of both worlds living in the northeast neighborhood next to riverside paths while still having access the down night life just across the river.
