Crema's Take

Common Grounds Franklin is a beautifully restored historic space in downtown Waco that excels at creating a welcoming third place, with a genuine commitment to quality shown through their rotating dual drip coffee selections and standout food partnerships like Chulada De Maíz. The generous outdoor porch seating makes it an ideal spot for morning coffee and conversation, though be mindful that their frozen drink program wraps up well before closing time.

Every time I come here, they don't have the drink I want because it's a frozen drink, & they shut off their frozen drink machine 2 HOURS BEFORE CLOSING. I normally don't leave bad reviews but this is ridiculous. Just take your frozen drinks OFF THE MENU. Or close 2 hours early so everybody gets to go home early. You have 7 items on your frozen drink menu. Your customers deserve to order the drink they want when they're paying $10 a pop with a tip. DO BETTER. Also, every booth is taken up by the 1 single dude with a laptop. 🙄

We just picked up lunch from Chulada De Maíz today, and I am still completely blown away—this food is phenomenal. First, let's talk about the Breakfast Burrito. I can honestly say it's the best breakfast burrito I have ever had in my entire life. Everything was perfectly cooked and perfectly seasoned. That salsa was truly a "chef's kiss"—delectable and so good my mouth is still watering. But wait, the Quesadilla Meal blew my expectations out of the water! That blue corn tortilla is a game-changer; it was so phenomenal that I don't think I'll ever eat a quesadilla on a flour tortilla again. We also sampled their other entrees, and the steak in the asada burrito, in particular, was cooked to absolute perfection. We have tried burritos and quesadillas from everywhere in Waco, and the quality here is genuinely unmatched. The value is excellent: the proportions you get are right on point for the price. You are getting so much high-quality, amazing food that it is definitely worth every penny. If you have not checked them out yet, you absolutely must! They are currently in a food truck space in front of Common Grounds on Franklin Avenue. You won't regret it! I'm so glad I ordered extra!

Great coffee! Always love that they have two different varieties of drip on hand and their porch and outdoor seating is fantastic, great place to sit in the morning and watch the sunrise. They’re also one of a handful of coffee shops open at 6 AM during the week. ALSO, their new food truck partner, Chulada de Maiz, is delicious!! great breakfast burritos/tacos!

The cowboy coffee is good and worth a try especially with the 50% discount they offer for new customers on the app. However, there was so much ice, you are really only paying for half a drink. Also, upon walking in we were not acknowledged by the staff as they were too busy talking to each other.

I can't believe this place has been open for almost a year and this was my first visit! I really love this location!! It's makes me so happy to see an old building like this, renovated into such a beautiful retro space!! I love mid century modern decor/design and they knocked it out of the park with this space! The patio is amazing! The drinks are wonderful, I really have come to expected excellent coffee from all of the common grounds and this one does NOT disappoint! The barista was super friendly, knowledgeable and was able to help us decide on drinks. I love their seasonal flavors and the Top of the Morning Matcha was perfect! I really enjoyed it.
